When people think of Addison, Texas, they often think about corporate campuses, soaring office towers, and the spectacular collection of restaurants and entertainment venues. But AMLI, a leading U.S. developer of sustainable apartment communities, had a different vision. They visualized a living experience with abundant green space as they began planning for the aptly-named AMLI Tree House apartment community.

As a part of their commitment to create a sustainable environment, AMLI has partnered with Houston-based Environmental Design to use their patented ArborLiftTM technology to move four heritage Live Oak trees that have been on the property for decades to a permanent home within the new three-acre Redding Trail Park and Trail extension that AMLI is donating to the Town of Addison as a part of the development.

The tree transplant process began on August 7 and is planned to continue through late August. The excavation of the future park will follow.

In addition to the four large trees being relocated within the project, AMLI has worked to preserve many of the existing trees on the site within the park and surrounding the new development. To further enhance the natural feel of the development, the team will also plant over 350 new trees, of which over half are allocated to the future Redding Trail Park and Trail extension, with the remainder planted in and around the multifamily and retail development. The new trees include not only high-quality native trees such as live oak, chinquapin oak, cedar elm, but also beautiful ornamental trees such as Japanese maples.

AMLI has worked with the Town of Addison to ensure that the AMLI Tree House project will serve as a gateway to, and a catalyst for, the town’s Midway South Redevelopment Plan.

“We’re committed to creating one of the most beautiful live-work-play destinations in North Texas, and in turn revitalizing this underinvested corridor,” explained Taylor Bowen, AMLI Development Company President. “AMLI Tree House is a great example of integrating quality environmental design into a residential community and creating well-curated community enhancements via a significant public-private partnership. We’ve been proud to walk side-by-side with the Town of Addison and their dedicated staff in crafting the design of the future three-acre Redding Trail Park and Trail extension.”

“Our team has worked alongside AMLI to further plans to extend our trails as a part of Addison’s City-Wide Trails Master Plan,” said Janna Tidwell, Director of Parks and Recreation for the Town of Addison. “AMLI is helping the Town to meet the needs of residents by providing a green corridor that will connect residents to trails and nature-inspired landscaping.”

AMLI Tree House’s extensive landscaping and environmental plan is part of AMLI’s long-standing commitment to creating impactful multifamily communities that prioritize sustainability. Designed for LEED Silver®, this new development will have 370 apartments within its main building, 35 apartments in a senior-friendly building, 14 rental townhouses, 30for-sale townhouses, unique live/work residences, and 7,000 square feet of retail.

“AMLI has a cultural commitment to creating environmentally responsible apartment homes like AMLI Tree House,” said Erin Hatcher, AMLI’s VP of ESG & Sustainability. "We work daily to ensure that our communities use land, water, and energy more efficiently and provide lifestyle amenities that allow residents to live more sustainably.”

Commencement of construction for AMLI Tree House will begin in the first quarter of 2024. Pre-leasing is expected to commence in the second quarter of 2025, with initial move-ins during the subsequent quarter. Completion of construction of the project is estimated for thirst quarter of 2026.
