August 16, 2018 (Dallas, TX) – Water Street is a pedestrian-friendly project with 60,000 square feet of retail and restaurant space, 316 apartment homes, green space and lake views, all located within walking distance of the DART Rail System, Toyota Music Factory and the landmark Mustangs at Las Colinas.  An impressive variety of pubs, restaurants and foodie destinations are now open or coming soon to Water Street, a mixed-use development on the shores of Lake Carolyn in Las Colinas. These include a popular local pub, a new concept restaurant from a Meso Maya veteran and a made-to-order, liquid nitrogen ice cream shop.

Even customers of the four-legged variety get their own treats with Homegrown Hounds, a nonprofit doggie deli and bakery benefiting a local dog rescue organization.

Several of the Water Street restaurants are adding the address to their list of well-established locations. Cork & Pig Tavern has chosen Water Street for its fourth location and will open fall 2018. Cork & Pig Tavern’s chef-driven menu, with items such as West Texas Biscuits & Gravy and fall-off-the-bone Carolina pork ribs with house-made mustard barbeque sauce, are complemented by an extensive selection of wines, craft beers and specialty cocktails. The Ginger Man, known for an expansive bar featuring beer from the best international, national and local breweries, will open its ninth location at Water Street in fall 2018. The Ginger Man’s Water Street location will also feature a full restaurant menu in addition to its popular bar appetizer menu.

Well-known Dallas restaurateur Charlie Green is bringing his sixth Olivella’s location to Water Street in September.  Olivella’s has gotten rave reviews fromZagat, The Dallas Morning News, D Magazine, Fort Worth Star-Telegram, Dallas Observer and USA Today. Green opened his first “Mexican diner” concept, El Famoso, at Water Street earlier this year. The menu puts an L.A. spin on Tex-Mex with items such as the Sloppy Jose sandwich, carne asada fries and giant burritos.

Hugo’s Invitados, a partnership between Hugo Miranda, previously with Meso Maya, and movie producer Mark Hulme, is expected to open fall 2018. Hugo's Invitados menu is influenced by Mexico and characterized as Cocina Fresca, good food that’s good for you. Each and every dish is handcrafted from all-natural, nutritious ingredients that are always fresh and flavorful.

Go Fish Poke opened its second location at Water Street this month. In addition to healthy build-your-own and signature poke bowls, the menu includes an impressive list of Asian craft beers and sake cups.  Creamistry, already earning a reputation for its hand-crafted, liquid nitrogen ice cream, has been serving its all-natural, frozen treats all summer. Some of Creamistry’s most popular items include its unique flavors like Honeycomb Toffee and Lemon Cookie; the edible chocolate bowl; and the Affogato, “where hot meets cold” with freshly brewed espresso poured over made-to-order Madagascar vanilla bean ice cream and topped with whipped cream and chocolate curls. Big Little Market, a family-owned neighborhood pantry and beverage bar opening in September, will offer groceries, beer, wine and meals to-go, such as specialty deli sandwiches with gourmet meat and cheeses, fresh-baked bread, and locally grown organic produce.

Homegrown Hounds Deli and Bakery, which opens in September, offers all-natural chew treats such as “Bone Filled with Awesome,” mixes for baking your own dog food and special occasion items like the healthy “I’m So Fancy” nine-inch dog cake.

Additional retailers and conveniences at Water Street include The Gents Place, an ultra-premium men's lifestyle and grooming club opening in September. We Yogis is Water Street’s yoga studio, offering both in-studio and lakeside classes. Ciel Nail, GQ Tailor and Waxing the City are all now open; Flirty Girl Lash Studio opens in August. Dallas-based designer Mike Mousel also opened a Homeworks studio offering residential and commercial design services.

“With the impressive list of restaurants and inviting setting along the shores of Lake Carolyn, Water Street has an abundance of green space that will serve as a venue for concerts, seasonal events and community get-togethers. Water Street’s yoga studio, We Yogis, for example, has been hosting free yoga by the lake,” said Darin Botelho, Vice President, Commercial Real Estate. “The mixed-use environment provides for a live, work, play destination given the restaurants, retail, apartments at Gables Water Street and neighboring office buildings. An added bonus is our proximity to the DART Rail line, which offers easy access to and from Uptown and downtown. “

"Las Colinas is closer to downtown and Dallas' center than Addison, only fifteen minutes from the airport, and its daytime and residential population has been exploding,” said Charlie Green of Olivella’s and El Famoso. “The Water Street project is the garden spot smack dab in the midst of all this development, a little oasis on the water with abundant parking and easy access both from O'Connor and Las Colinas Boulevard by foot, train, motor vehicle and rail.  We could not have picked a better DFW location."

Water Street is located at 5270 N. O’Connor Blvd, just east of State Highway 114. There are currently four retail spaces available for lease, in addition to opportunities for short-term leases. Adjacent is Gables Water Street which offers one-, two- and three-bedroom apartment homes for rent; approximately 60 percent have water views. Amenities at the pet-friendly property include a resort-style pool and deck, two fitness centers and a spin room, a lakeside community lounge, automated package lockers and a business center/WiFi lounge.
