Solutions by Text, a division of Marketing Response Solutions, LLC that delivers critical information in an SMS format, announced the relocation of its corporate headquarters. Moving just a few blocks down Dallas North Tollway, the new office is located in the Class A building at 5001 Spring Valley Road and spans 12,047 square feet which will accommodate the company’s rapid growth. NAI Robert Lynn’s Dallas Office Division Executive Vice President and Principal Nick Lee brokered the deal.

“Our new office is designed with innovation in mind. Merakey, one of the nation’s largest providers of special education and human services, opened its first location in Texas to serve the needs of children and adults with autism in Tarrant County. Located at 4775 North Freeway in Fort Worth, the building spans 17,500 square feet. NAI Robert Lynn’s Fort Worth Retail Market Director Hunter Hayes brokered the deal. Additionally, Todd Hubbard, president, and Colt Power, office division partner, both with NAI Robert Lynn Fort Worth, represented the landlord.

“We’re thrilled to expand our services to Texas to assist people on the autism spectrum in the Tarrant County community,” said Joe Martz, CEO of Merakey. “Our new building, retrofitted to meet the needs of children and adults we serve, gives our staff the opportunity to provide services in a safe and fun learning environment.”   

The flexible space in the building allows staff to offer different therapy and education services daily. The center provides a continuum of services, including Applied Behavior Analysis (ABA) therapy, speech and occupational therapy, as well as a specialized childcare program, called the Bee Me Center, for children ages three to six of all abilities. Merakey's education services have received a nonpublic school designation by the Texas Education Agency, allowing them to partner with local school districts, supporting the needs of their students. They are one of only 21 schools throughout Texas to receive this designation.

Cytracom, an Allen-based software company delivering Unified Communications as a Service (UCaaS) services to small and medium-sized businesses, announced today the expansion of its current office space due to the company’s rapid growth. Located at AllenPlace I, 450 Century Parkway, the company is tripling its space which will soon span 11,870 square feet. The expanded office will accommodate management’s plans to increase the size of its workforce by 30 percent. NAI Robert Lynn’s Dallas Office Division Principal Kent Smith arranged the deal.

Steelcase Inc., the leading manufacturer of furniture for offices, hospitals, and classrooms, has announced the lease of a new spec manufacturing building. This news comes after the company’s recent acquisition of Plano-based Smith System Manufacturing Co. The facility is located at 1050 and 1150 Luna Road in Carrollton and spans approximately 618,000 square feet. NAI Robert Lynn’s President Mark Miller and Executive Vice President, Dave Peterson partnered with Arie Saloman from NAI Puget Sound to arrange the lease. Steelcase is expected to begin occupying the space this summer.

Steelcase’s new warehouse offers the company a variety of building features including a large loading dock for shipping and receiving with 32-36’ clear-height and access to several major highways and Belt Line Road. Additionally, the community attracts a large labor workforce, and Steelcase plans to hire approximately 400 seasonal employees this year.

Today, Robert Lynn Investments (RLI), a Dallas-based commercial real estate investment company, announced the purchase of a 22,654-square-foot medical office building located at 9500 North Central Expressway. The building currently houses DaVita Central Dallas Dialysis, and RLI has a new long-term agreement with a national surgical company to anchor the building. RLI will develop the new space and expects it to be operational in the first quarter of 2020.

RLI, the investment division of NAI Robert Lynn, is led by managing partner Robert Hoodis. RLI was opportunistic in purchasing the off-market, value-add opportunity, which is consistent with their portfolio strategy. NAI Robert Lynn brokers Nick Lee and Justin Utay sourced the off-market building purchase and presented it to Hoodis. Lee and Utay also handled lease negotiations with the new tenant.

“This was a highly collaborative venture between Robert Lynn Investments and NAI Robert Lynn that enabled us to customize a solution to truly meet the client’s needs,” said Hoodis. “As an investment company, we benefit tremendously by accessing NAI Robert Lynn’s brokers’ submarket expertise. The building spans 22,654 square feet, with the new tenant space to take up approximately 12,037 square feet. The remaining usable space, approximately 8,200 square feet, is occupied by DaVita. The building, uniquely situated in a parking garage, includes covered parking for patients and is optimized for patient flow. The location is a short distance from Texas Health Presbyterian Hospital in Dallas, numerous medical offices and major highways.

WhatchamaCallit recently signed a lease to nearly double its retail space within the Chapel Hill Shopping Center in Fort Worth. The new store spans approximately 6,400 square feet and is located at 4701 West Freeway, Ste. 300. NAI Robert Lynn’s Fort Worth Retail Division President Jon McDaniel and Market Director Bobby Montgomery represented WhatchamaCallit.

The company has signed a new lease for approximately 17,300 square feet of space located at North Central Plaza III, 12801 Central Expressway. NAI Robert Lynn’s Kent Smith, SIOR represented EJES, and helped the growing firm secure 15 percent more space in its new headquarters location.

Texas Family Fitness recently signed a lease for an approximately 28,000-square-foot retail space at 1447 Loop 288 in Denton, Texas. Dan Avnery, president of NAI Robert Lynn’s Retail Division, represented Texas Family Fitness, Avnery’s seventh time representing the rapidly expanding family-friendly fitness club. Shop Companies represented the landlord. Conveniently located off Loop 288, just down the street from the Golden Triangle Mall, this new location marks the brand’s 10th location upon opening in early 2019.
